Built for B.C. strata managers

You want to go home at 5 PM
but you're stuck
dealing with issues

Lunan captures the issue while you're standing in front of it, so the answer to “what's going on with 412?” is on file rather than in your head.

One building to start. No card, and nothing to install.

Every issue carries who reported it, when, who picked it up, and when it closed.

We set up your first building with you, on a call, in about twenty minutes.

Lunan doesn't replace the system you already run.

The last thing you have time for is switching platforms. Keep your accounting and tenant portals right where they are. Use Lunan to capture issues in seconds while you're standing in front of them.

Everyone who keeps the building running sees the same record.

One cracked tile, five different jobs, five different problems.

File 01 · ManagerStrata & property managersA camera roll, an inbox, and a strata council that wants dates.

It's 4:45 on a Tuesday. You've finished your rounds and you have sixty-three photos on your camera roll, none labelled and none in order.

The strata council meets in two days, so the evening goes on scrolling back through them trying to remember whether the cracked tile was outside 412 or 414, and whether anyone ever closed out the garage leak.

Every photo carries its unit and its timestamp from the moment you take it. The report is already written by the time you're back at your desk.

File 02 · Site staffBuilding & site staff“Check 508, something's leaking.” That's the entire work order.

There's no photo, no confirmed floor, and no way to tell whether it's urgent or whether it can wait until after your coffee.

Then the HVAC tech calls from the lobby asking what he's walking into, and you don't know either, because the notes never reached either of you.

The photo, the exact location and the priority live with the issue itself, so it stops mattering who logged it.

File 03 · GovernanceCouncil membersYou're asked to sign off on something you heard about secondhand.

Two months into your term as treasurer you learn that water damage on the fourth floor has been “being looked into” since March. It wasn't raised at either of the last two meetings.

Now your name goes on the decision, whether or not you understand it.

A live link showing what's been flagged, what's assigned and what's closed, timestamped as it happened. No login, and no waiting for the next meeting.

File 04 · OperationsDirectors of operationsYou can't hire your way out of this. The math doesn't work.

Every manager you hire is carrying more buildings than the job description said, and the people who could take some of that on are already running buildings of their own.

When a manager leaves, what they knew about their buildings leaves with them, and the next person starts from an inbox.

The record outlives whoever is holding it, so the next manager inherits a file instead of a filing cabinet and a phone number.

File 05 · VendorsContractorsYou get a link. Nothing to download, no account to make.

You're on your third job of the day, grease on your hands, standing in a stairwell, when the phone buzzes: can you swing by, there's something in the garage. No photo, no unit number, and no idea whether it's a five-minute fix.

You get an email with the issue, the photo and the location. You start it, mark it done, and send a note back with a photo, all from the same link.

The questions managers ask us on the first call.

Can a contractor use it without making an account?
Yes. An emailed link, plus a six-digit code from the same email. No account, no app, no password.
Can the strata council see it without me sending anything?
Yes. One live link, no login, always current.
Can I pull the record for an issue if an owner asks?
Yes. Each one exports as a dated record you can print or hand over.
Can I use it one-handed while holding a flashlight?
Yes. Photo, unit, done.
Can I keep using Condo Control for everything else?
Yes. Lunan sits beside it and doesn't ask for anything.
Can they still open the link on Friday?
It expires after 24 hours. Reassigning sends a fresh one.
Can it work in a parking garage with no signal?
Yes. It holds the capture and syncs when you're back in range.
Can someone cover my buildings while I'm away?
Yes. The record is the handover.
Can two people log the same problem?
Yes, and you'll see both on one thread rather than two.
Can I add a photo after the walk?
Yes. It's stamped with when you added it, so the trail stays honest.
Can I try it on one building first?
That's how everybody starts.
Can I bring my existing records in?
Send them over and we'll do it for you.
Can I cancel?
Any time. No form to fill in and no call to sit through.
LunanFounder's note

To the managers keeping buildings from flooding, freezing, or falling apart:

A few weeks ago I heard about a walkthrough. A property manager, camera out, finished his rounds with seventy or eighty photos: a cracked tile, a loose railing, wallpaper peeling away on a high floor. He sat down to write it up and couldn't. Which photo was which? Was the wallpaper on four, or between 4 and 7? He genuinely couldn't remember.

He had done every bit of the work. Proving it was the part he couldn't do, and that gap is where the job goes wrong: at the board meeting, at the renewal, and on the very bad day when a lawyer asks for the file.

Read the rest of the note

I've heard from managers who are the only person in the building who knows what's still outstanding, and from staff who take the 2am call because a door has stopped working, then stand there holding the entrance open by hand until a technician arrives, then try to piece it all back together well enough to write a report days later.

So Lunanis deliberately small. You open it on your phone while you're standing in front of the problem. Photo, floor or unit, done. Assign it to a technician and they don't download anything or create an account. They click a link, see the details, and update it when it's fixed. You get a clean trail while you're asleep.

We set up every building ourselves, which means we can only take a few at a time. It also means your feedback doesn't go into a queue.

If you start this week, your buildings are live before your next council meeting. Setting one up takes about twenty minutes on a call, and the first walkthrough feels slower before it starts feeling faster.

Sincerely,

P. Santiago

Why the annual price is what it is

Most property managers can approve software under $2,000 without taking it to the strata council. The annual figure sits deliberately below that line, so you don't have to get on an agenda and wait a month for a vote.

How this compares to what you're probably paying

Yardi Breeze starts around $1 per unit per month with a $100 monthly minimum, and Breeze Premier roughly doubles that. Voyager is quoted per portfolio and lands in the tens of thousands a year, but it's built for portfolios far bigger than one independent operator.

We are not trying to replace any of it. We do one thing, which is the record of what was reported, assigned and closed, and we do it on a phone in a hallway.

Frequently asked questions

What do property managers actually use it for?

Capturing what’s happening in a building the exact second it happens, so you never have to take 50-70 photos then go back to your desk trying to remember what you saw in the mechanical room.

Who logs the issues?

You have total control. Property managers, or staff you give access to, usually log them on walkthroughs.

Since we support email and SMS, you also never have to double-enter data. When residents or contractors send an email or text, it lands directly in your dashboard as a draft for you to review, attach to an existing issue, or discard.

When would I open it?

Whenever you need an instant status check across all your buildings, or when you spot a fresh issue on a walk. It’s also your main tool right before a board meeting, or whenever you need to generate a report.

What does logging an issue look like?

Grab your phone, snap a photo of the issue, and let Lunan tag it and draft the ticket. You edit what needs editing.

If you have technicians or experts on call, send them the ticket right there and they get it by email or SMS.

What happens after I log something?

The ticket is now in your workspace, where you can track progress around it: timestamps, updates, and correspondence with your contractors.

Is this for 2:00 AM emergencies or routine work?

Both. Lunan keeps you on top of your regular maintenance routine, and it is just as useful when a 2:00 AM emergency comes up.

Is this just for residential, or does it work for commercial too?

Both. It started with condo boards and multi-residential, but commercial property managers use the same workflow: issues, photos, contractors, paper trail.

Walk one hallway. Watch the record build itself.

Start with a single building. We'll set it up with you, on a call, in about twenty minutes.
